Summary : The Construction Manager General Contractor (CMGC) project delivery method was selected to complete the Capital Improvement Projects (CIP) in the 2018 Bond.

On April 9, 2021, the Douglas County School District (DCSD) Construction department issued a Request for Proposal (RFP) to ten (10) CMGCs qualified for Capital Improvement Projects at three (3) DCSD schools: DC Oakes High School, Northridge Elementary School, and Sedalia Elementary School. Responses were received from two (2) CMGCs.

The Construction department in conjunction with District staff reviewed submittals. Himmelman Construction was selected as the CMGC firm based on staffing proposed for the project, recent similar experience of the project team, and the pre-construction services fee proposal.

Since the selection, Himmelman has been working with the school Principals, School Accountability Committees, District staff and the Construction department to verify and finalize project scopes and costs to ensure all Tier 1 and the most urgent Tier 2 projects are being addressed within the approved budget.

A Guaranteed Maximum Price (GMP) has been submitted by Himmelman which includes all construction costs and contractor’s contingency.

2022 Capital Improvement Projects:
DC Oakes High School: $774,814
Northridge Elementary School: $652,980
Sedalia Elementary School: $2,364,307
Total: $3,792,101

2018 Bond funds will pay for this award and are included in the bond planning budgets.
